Water in the wrong place is the most expensive problem a property can have, because it moves from a soggy lawn to a wet basement to a compromised foundation, in that order.

We start by finding out where the water is actually coming from. A great many drainage jobs are sold to homeowners when the real fix was a downspout that discharges four feet from the wall.

    Find the source

    We look at roof area, downspout discharge, neighboring grade, and the low points before proposing anything.

  2. 02

    Design the path

    Water has to go somewhere legal and safe. We plan the full run to its outlet, not just the collection point.

  3. 03

    Install and restore

    Trench, pipe, stone, backfill, and put the lawn back so it does not look like a construction site.

Common questions

Why does water sit in my yard after every rain?

Usually compacted or clay soil combined with a flat or reverse pitch, often made worse by downspouts discharging right at the foundation. All three are fixable, and the order you fix them in matters.

Will a French drain fix a wet basement?

Sometimes. An exterior French drain plus corrected grade and piped downspouts solves many wet basements. If water is entering through a failed foundation wall, that is a different repair and we will say so.

Where does the water actually go?

To a daylight outlet at a lower point on the property, to the street where permitted, or to a dry well. We never pipe water onto a neighbor's property.
